The Tenant section in the People tab is one of the most important segments from AppFolio. Here’s where you’ll be doing the real tenant management, including posting charges, credits and payments for each.
It helps a lot when you make the process as automatized as possible, so you try to avoid human error and use the software’s tools. Here are some that we recommend:
- Monthly Charges: Try to set this up for each tenant; in the long run, it’ll help you save a lot of time and you won’t miss charging a tenant monthly. You can select different types of recurring charges and customize them to your preference.
- Online Portal Status: It’s always a plus to have tenant portals activated; each tenant can make payments through their online portal and see their balances. You can minimize the inconvenience of getting the cash from the tenant and make trips to the bank to deposit them.
- AppFolio’s Texts: AppFolio’s Texts will allow you to see all communications between the tenants and PM in one place. This feature makes tracking any issues that need immediate attention. The text section on the tenant page allows you to send text messages to the tenants.
We need to mention that you can also send/email text by property; this is ideal when you need to make general communication to all tenants in one property. You can find this tool on the Property Page.
- Bulk Uploads: You can bulk upload recurring charges as well as charges and credits, this helps a lot when you’re starting off, and the tenants have previous balances that need to be collected.
